Hays has partnered with a large commercial agency, representing a national retail brand, to find an experienced Senior Centre Manager to join their retail management team for a six-month contract. This market-leading national brand has a portfolio of retail assets across Australia, from small strip malls to stand-alone stores.
Your new role
If you are successful in this role, you will:
- Conduct regular meetings and communication with retailers to address concerns and foster long-term partnerships.
- Assist retailers in increasing turnover by understanding retail trends and key demographics of the main trade areas.
- Build relationships with the asset owners’ marketing contractors to leverage traffic drivers for the centre. Maintain strong relationships with community groups within the area.
- Maintain accurate records of retailer correspondence, including informal and formal notices such as legal breaches.
- Drive customer service standards within each centre, noting that some will be set up from inception.
- Undertake due diligence related to proposed assignments of lease.
- Establish and manage budgets and forecast models for each retail asset to meet the centres’ individual needs.
- Ensure robust financial performance through revenue enhancement and cost management initiatives while meeting the owners’ standards.
- Collaborate with finance to ensure all rental invoicing is issued each month in line with the lease.
- Manage debtors daily with a strong focus on clearing arrears for the owners.
- Prepare monthly, quarterly, and annual reports, including insights and recommendations to the asset owners, highlighting cost savings and growth opportunities.
What you'll need to succeed
To be considered for this role, you must have:
- Minimum of 2 years of experience in a National Retail Property Management or Property Operations Management role.
- Extensive experience in retail operations, e.g. shopping centre operations.
- Comprehensive understanding of the Retail Leasing Act, lease terminology, and legal obligations of tenants and landlords.
- Excellent time management skills and the ability to multitask and prioritise important tasks to meet deadlines.
- Strong leadership skills with the ability to motivate and manage staff effectively.
- Excellent written and oral communication, including influencing skills.
- Experience in managing relationships with a broad range of stakeholders.
- Demonstrated commercial and financial acumen.
- Proficiency in Microsoft Office (Outlook, Word, Excel).
- Ability to work both independently and as part of a team to make informed decisions.
